A good developer must vet new technologies and trends, and determine which ones are just a fad, and which ones are here to stay. They must be able to see a gap in the market and have a vision for a given piece of land.
A class that comes to mind that reflects this is LDEV 689 – Entrepreneurial Enterprise in Land and Property Development. This class taught me that there are many avenues to enter the real estate area. From unconventional assets like parking garages, to more traditional multifamily assets, innovation exists in all. For example, there is a trend evolving in the parking garage development field. It encompasses the development to be later converted into multifamily when autonomous vehicles and less parking exists. It is innovations like these that will drive our industry forward and beyond. The assignment below communicates the entrepreneurial spirit of real estate. My group members and I were tasked to acquire a portfolio of multifamily assets, add value by renovating the properties, operating the properties, and then ultimately selling them at a profit. The portfolio investment plan below communicates our properties and the exit plan.
